I know you want to be cautious about putting too much detail on here, but i don't know how much traction you're going to get with that little detail.  

Since I'm still getting my feet wet I'm a little cautious about the numbers I'm getting from other wholesalers.

Hi Zachary,So you can always self list on Zillow, but when tenants are involved I would be very cautious about this.

The house is pretty old, so I thought it would be best to be cautious and get someone licensed.

My strategy is: to get clear on your why and tell everyone who will listen to you what you are doing and why,  treat REI like getting another college degree so invest money and time into the education, and take informed cautious action. the money I've spent in educating myself has just been this membership and many books and I paid my new CPA $500 to fire questions at him like crazy for an hour.

Be cautious if you by in Illinois, not just because numbers work or dont work.
