I agree, that some appraisals can come in with a wide range of conclusions.

Also I would say the strategy I offered should filter out the final conclusion within 12 months or way less.

I am new to this and slowly learning but currently, my analysis is yielding the same conclusion as yours. 

But we provided a real product.And those that went to Montalongo seminars what i would see is after the 4 or 5 days many of them just came to the conclusion right there that Hey even though you taught me the basics in 16 hour days..

I do have a VA loan I can utilize, however, being that I already own a primary residence and can't use my VA loan for an investment property that option is off the table for now.I have come to the conclusion that I have to start somewhere and I am not going to quit trying to invest, I just have to be creative. 

Exactly, that is the same conclusion I reached after further understanding the problem and solution set.

Unfortunately, some of the (important) details are wrong and your ultimate conclusion (that this is a good investment) may very well be wrong.Here are some points to think about:- If you're generating $1500 per month in gross rents, your NOI (income after expenses) is probably closer to $750 -- not $1000 like you think.
