I'm originally from Long Island and now live in NYC.My concentration is highest is Troy, but I also own and operate in Albany, Mechanicville, Waterford, and areas outside of the Capital District as well. 

Your best option to keep management and repairs to a minimum and elevate the quality of the property would be to concentrate on renting to working class exclusively. 

I am a newbie as well and concentrating more on fix and flips at the moment but also currently working on new builds on some land I own for rentals.

I believe at this age, you should concentrate on The One Thing that made you successful and that will magnify your success!

I'm currently concentrating on higher-end houses here in the Bay Area that need a short sale in order to get them moving.
