I'll be honest, I was very hesitant on joining Pace's mentorship with all the "GURU" talk that's out there, however, after joining, I can honestly say it was one the best decisions I've made.

To be perfectly honest, I expected the seller to prefer the all-cash offer, but I am thrilled she is accepting the following offer:Purchase price:  $40,000Down payment:  $2,000Seller Financing:  $38,000 first-lien mortgage fully amortizing over 15 years at a 5.0% fixed interest rate, resulting in monthly payments of $300.50The questions I have are as follows:-The purchase contract I am working on notes in the "Method of Payment" that there will be $2k down and a $38k mortgage to be held by seller.

I do not have experience with 360 insurance and to be honest I have never heard of them, but with so many carriers out there that doesn't mean it's a bad company. 

They never took me serious but being honest is a must in order to build solid rapport.

Jeffrey, based on your post you seem like a man built on integrity and honesty, but many contractors like that are hard to find; especially in New Jersey.

Doug,To be honest, I was really surprised... and if it's too good to be true, then it's more than likely not legitimate.

To be honest I would probably consider Brentwood which is in 06.
