As to why I couldn’t rent it before, it was in the family but the legal description was screwed up and showed the parcel as landlocked; in ’08, I figured it out, had it re-surveyed and located the previously missing easement.I’m glad you asked those questions: It wasn’t the LA rentals I had the problem with.

Do a rent survey in your area and see what the difference is between units with in the unit laundry and those with shared laundry.

and it's definitely expensive to subdivide land, legal expenses, survey's, town expenses, time, etc.

If I understand the survey it was of family offices and was essentially the criteria that they give them when making investments.

Your area is bigger and should allow it but I would survey the competition factor before I made any projections.
