We paint the doors semi gloss white and the ceiling either flat or eggshell white.  

I try not to get into these kinds of skirmishes, because it takes me off of the larger goal and aim....it is really hard for me, not to lose it, in circumstances like this because the 15 year old, hot head, cuss you out from a semi rough neighborhood is always lurking in the background of my work.  

Obviously if its a smaller issue I can wait for the tenants to figure out scheduling but if its something semi serious I need to get done that day, do I need to take off work to give access to this guy? 

I know the building is old and it may need some capex in the future but after inspecting it twice with my father who's a contractor (semi-retired) we didnt find any serious issues. 

They also owe me $25 per month from the start of the lease.Anytime there are pets involved I do semi annual inspections.

It is semi local in San Francisco and will be an even better place to network!

Use flat through out the home, and a semi gloss only in the kitchen and bathrooms. 

Collect rents via cozy and just drive by the property semi regularly.

I am also looking for to expand the inventory of available semi-independent Supportive Housing units.
