Why would do you need an attorney....As I've said before they are deal killers...In law school you learn the common law like the rule against perpetuity, easements, etc...Creative financing is simple and straight forward...To protect your ***...ets use an LLC for holding your real estate deals...and not a California LLC to expensive...LO's can solve the DF issuesThere's plenty of escrow companies that know the ropes...

We actually bought two lots this way (not for a huge discount, but definitely less than market value...keep in mind it was for a personal residence, so we weren’t as interested in getting a killer price).

If I were getting a killer deal then I wouldn't care as much but we aren't.

@Justin Repp brings up a great point- a few of these deals looked killer, and allegedly had good rental history.

Could you be out making bigger bucks finding killer deals.

I would love to get a deal on a MFR, but they are so expensive so I will have to get creative which isn't a deal killer just a bump in the road.
