As you know flipping houses is a very capital intensive business, a lot of the income generated from the business is from the capital invested, not necessarily from the owners labor.

You can make a great living cranking out a lot of little deals, but it's labor intensive.

Also, are the new jobs created in the city labor intensive or capital/tech intensive.

Their are other properties throwing off above 10 cap rates but I wouldn't recommend those investing from afar because of intensive management to keep the asset performing.
