If you do mail to the attorney there's a good chance your letter will be tossed in the garbage.

Are property taxes, utilities, garbage removal etc. included in that "total expenses including loan" number?

Here are the stats, All three units rent for $800, my monthly payment is $1900 including insurance, water sewer and garbage is $500 every two months ($250 a month) Anything I can do to make this thrive?

Here are the issues:- Dogs left outside, barking 24/7; police have been called at least 20 times; 4 neighbors getting ready to file a lawsuit- Started paying rent late, now 2 months in a row; never emailed or called us to inform of late payment- Not maintaining yards front or back; lawns are dead, weeds everywhere, trees overgrown- Parking "toys" outside and on the street (boats, SUVs, trucks, cars, golf carts, etc)- Leaving furniture and garbage everywhere outside (on the front patio, side yard, front yard -- everywhere!)

My analysis includes water, sewer, electric, gas, and garbage based on the owners information.

Tell them nothing, take that "adverse decision" template and throw it in the garbage, do not ever mention it again.Sorry to inform you that your aplication has been rejected, good buy.

Thank you for your time and don't pull any punches.1) The taxes are current as of last year2) The purchase price is the current listing price3) I am have been approved for 650K from the financial institution that I am dealing with as of 07/03/19 (will apply to other items)3) Closing cost: what I was quoted by the financial institution for a 650K loan (see date on line 3)4) Interest rate: Current rate I was quoted (see date on line 3)5) No money down as I qualify for a VA loan (see date on line 3)6) Rental income: as listed on realtor.com7) There is laundry on site but I am unsure if it is coin operated so I elected not to use it as extra income8) Landlord expenses: as per what was listed in realtor.com except garbage (looked at what garbage was costing for similar properties in the area and rounded up to the nearest $100)9) No clue on what to use other than maintenance fee as I will be managing this property10) Future Assumptions: I have no idea what any of this means and am more interested in living for free.
