I'll believe cash buyers can make money with turnkeys, but for most investors that want to use leverage, the numbers just don't pan out. 

I would be interested in fixing it up, but at such a distance I am not super confident in finding a reliable contractor.. since we tried a few times and that never seems to pan out.

Wouldn't you install an overflow or drip pan?
