. - well, maybe shingles are different, but my observations seldom exceed 20 years with shingles, so, 20 years is good enough.My experience is that contractors that do not have the capacity to perform well are more than happy to charge more than their skill and performance is worth and the uninformed consumers of those goods and services are willing to pay the charges - no longer by me.As to the price being the same for a rehabber as any other customer, that may be true for you and your business model.

If anyone has empirical observation of a successful start-up in a current market (in MD/VA/DC/DE area, with low entry level of under $170K for entire project costs), then I am open to hear what marketing strategy worked for them.

These are just my observations from being in the service and monitoring things for years, example being my primary where the prior owner had moved on to another base and sold it to me for a profit but 40k under the appraisal I got from the home... most times military people cannot float two mortgages or even a rent/base housing at the follow on assignment, they have to get out of the mortgage.
