The issues I had which lead me to stop replying to connection requests were the non-refundable earnest money (it was $5k then but I believe it has gone up to $10k now) that went hard before I had enough info to know if the deal was solid or not, the lack of transparency, and the fact that several properties I was sent were positioned as “off-market deals” when in fact they were just recently expired MLS listings that had been marked up 20% above the price they had failed to sell on the MLS for.
