The accuracy of the Zestimate varies widely from market to market (though it is certainly significantly improved over the past two years), but the primary hole I see in it both in sale Zestimates and rental Zestimates is that it is far too influenced by list price. 

Part of the AMC’s primary functions is to ensure that there is no undue influence on the appraiser.

I still have a lot to learn about them, but at least the tools are there.So consider that I'm eating a little crow, but with the support and tools offered by eXp, I think I'll be a whole lot better off as I start in an entirely new market with a sphere of influence of about 10 family members.

If anything you want to PM more expensive properties so why not PM in your area and then build that business up so you can buy moreproperty and build your sphere of influence?

When offering cash for keys, have you had any issues of the non-paying Tenant spreading the news and influencing others to not pay for the same deal?

The property built on that lot is likely to have the most influence as far as I can tell in the current market

But beyond that I want to know that I can provide for my extended family, give back to the schools which have helped me to be who I am, and help influence positive change in the communities I care about.
