From my state, only place that I think that would have high tenant rate would be near university of area because the in my state, since it is not one of the biggest cities with most diverse job industries, it seems to have more people(students) in the school area.

It provides some diversity to our portfolio (different area, sizes, and demographic) and it is more of a cash focused investment than an equity play like my bay area and seattle properties (which are cash flow healthy but not overflowing).The area is going through a renaissance right now.

I moved from Atlanta because it wasn't very diverse, and I want my kids growing up around diversity -- different races, nationalities, languages, cultures, etc.
