A little about me – I’m married with a bunch of kids and live in Missouri.I’ve worked my day job for that last near 20 years, with a few side hustles and saved every year.Last year I pulled a chunk of my savings, 250k+, from the stock market and started investing in real estate – private lending, crowd lending, and crowd equity stuff.My wife has been a lurker on BP for some time and from that excellent information we found good opportunities.I also tried dabbling in the residential market too and I think I may have gotten myself into a bind.I partnered with a real estate agent / contractor in San Antonio Texas that buys, rehabs, and then owner finances homes in the low end market.I did a trial deal on a small home for 70k.The rehab came in higher than planned and took longer.Then the house didn’t sell for a while.Meanwhile my agent/contractor rarely communicated with me, not returning emails, calls or texts.

@Jason Turo I can't say we actually "tested" anything (more trial and error) but we did talk to our best buyers to ask them what counties, zip codes and neighborhoods we were interested and the prices they would be interested in buying properties in.

As you eluded to, the process seems very straightforward with a basic recipe to follow, but I think many aspiring syndicators underestimate the trials and tribulations we are faced with on a daily basis up until closing.
