Newbee needing PM for South San Antonio
Hello. I wanted to introduce myself and request some help finding a new San Antonio Property Manager. A little about me – I’m married with a bunch of kids and live in Missouri.I’ve worked my day job for that last near 20 years, with a few side hustles and saved every year.Last year I pulled a chunk of my savings, 250k+, from the stock market and started investing in real estate – private lending, crowd lending, and crowd equity stuff.My wife has been a lurker on BP for some time and from that excellent information we found good opportunities.
I also tried dabbling in the residential market too and I think I may have gotten myself into a bind.I partnered with a real estate agent / contractor in San Antonio Texas that buys, rehabs, and then owner finances homes in the low end market.I did a trial deal on a small home for 70k.The rehab came in higher than planned and took longer.Then the house didn’t sell for a while.Meanwhile my agent/contractor rarely communicated with me, not returning emails, calls or texts. Then without my go-ahead he put a renter in the home instead of a buyer.I did get one rent check and then nothing for the last several months.I don’t know if the renter bailed or if this guy is keeping the rent.This has been a very negative experience for me especially with the poor communication, and I’ve hence lost all trust in my agent/contractor.
At this point I figure my best course of action is to get a new person managing the property more professionally.I know there are many managers in the San Antonio area that could help if I had an A-class property, but this is probably considered a C class home on the south side of San Antonio near the South San Antonio High School.So my ask is, can anyone point me to a manager that knows the South SA market and can realistically help me assess my position and what options I have?I feel like I’m in a terrible spot.I’d be grateful for any assistance you can give.
