Now if you lose the lawsuit in another state and they run out of local assets and come after your Wyoming LLC they must domesticate the foreign judgement into Wyoming and that gives a little more protection as indeed the garnishment is limited to a charging order here. 

I don't mind being out a few buck to make sure I don't get a 5 million dollar judgement because of our litigious society and have no way because I had some kind of cobbled together policy.

Being new to RE my feeling is to stay private, to avoid judgement.

However, we now send them straight to title because if there is an issue with the title, liens, judgements, etc... we want to know as soon as possible.

However caveat emptor because with tax delinquencies often come municipal judgements.

That judgement against her may also be able to be used by the courts where she is to "garnish" her wages as a source of repayment.

She actually pays to get the sheriff out, change the locks, clean up and then $3500 to a lawyer to get a judgement that seems pointless.

you can have a bad actor who is married say its a man.. all assets are in wifes name and you get judgement against hubby cant go after the wifes assets.
