Slab foundation and looks to be fine, very little settling by evidence of a few small cracks in a couple panels of sheetrock but nothing you wouldn't expect from a 1973 built property.

Where is the evidence to support this?

This wasn't evident for a few years but when confronted with the issue, Buildium was reluctant to fix it.

Unless there is some very solid evidence that this is some boyfriend/girlfriend underage issue that came up, I'm gonna pass..... not worth the riskAs stated by @Cara Lonsdale.... the best thing you can do to protect yourself is set a policy that is legal (i.e no discrimination against a protected class) and stick with it....PERIOD. 

You will the have all the evidence to support your withholding amount.

@Bob Okenwa the issue I'm running into now is that I just requested a written report from the A/C company, since up until now I had zero evidence that I even had someone go out there and inspect the unit.

The asset pricing will fall rapidly.I've been hearing this for 4 years now and haven't seen any evidence yet.

Although there was no visible evidence of termite infestation, there was “evidence of previous treatment”.I inquired what the previous treatment was and after a bit of back and forth got the following response:-The evidence seen of that were drill holes from that previous treatment. 

There's evidence out showing certain activities are more common amongst higher achievers than others, but you really have to go with what works best for you as an individual.
