I use care.com to find good house cleaners.

It requires special cleaner.

The best tenants know they can be picky, and they will pick nicer, newer, cleaner, better features, etc., so to get them you have to know what the competition has.

We bought a used carpet cleaner and my wife spends a lot of time going over and over the carpets that are already in the rental house we bought.

To me it seems cleaner that way.

Some investment in automated locks, a good communication and guest on-boarding process and a very reliable cleaner will allow you to manage this from afar with little to no issues. 

Depends on what this person actually does,, our turns were 24 hour turns out at noon in at noon next day.. we gave caretakers like 135.00 for 1 br,, 150 for 2br and studio was 100. we had painter separate, carpet cleaner separate, and maintenance guy was separate.. we had 120 unit complex and my caretakers were anxious to get any turn they could.. so between 2 or 3 of them we could do 10 to 12 turns a month.. we supplied all the cleaning supplies. they did stoves, refrigerators, all windows, tubs, sinks, all light fixtures, and washed hard surface floors in kit , bath. 3 to 4 days is WOW  cheaper to hire merry maids.. and get it done quicker..Get some additonal people lined up to help and set the pace.. and rate.. if this person can't get it done faster then you need someone else to do turns and maybe this guy can do something else more productive.. 

My experience is that while, yes, the IRS  prefers that 1099s be issued (and yes it certainly is tighter & cleaner to do so), you can STILL take the deduction without it,  If pressed, you can always show the IRS the canceled checks, to prove that you indeed did incur the expenses, and paid them.This is a no brainer.    

He rented from me when he bought a dry cleaners nearby and wanted to have a shorter drive to work.And for the 1st five years, he bought his rent over in an envelope, with the amount written on the outside, about $1,200 or so, we counted the money at the front door, and issued a receipt.

Because of air quality issue in town our family and several others left yesterday for South Bay for cleaner air.
