The city actually has no choice but to regulate it but they do this with a blinded eye--- for the longest time there were only 5 employees working in the Short term rental department and this is barely enough to process applications not alone go out there and raid unlicensed homes. 

I'm not blind to the amount of time students will eat. 

We installed granite throughout (kitchen/baths), laminate flooring in common areas, canister lights, new stainless steel appliances (range/dw/stove), carpet in bedrooms, new cabinets, new 2" blinds, canister lighting, etc.

If you PM me we have a 2 page itemized addendum that they have to sign which shows what every item that will be charged and deducted off of their security deposit.Prior to the tenant moving in we take 150-200 pictures of the property interior and exterior moving in a clockwise direction (there is  reason for this) throughout the house (blinds, cabinet doors, every drawer, etc) along with a video.Then when the tenant moves out you back through clockwise direction and take the same exact pictures in the same order and the video again. 

I am SO angry that people are SO blinded right now.

The biggest difference to me is the blind aspect of a fund.It seems like it's ambiguous in the above posts, but you still have to prepare a PPM and all other legal documentation even if your investors are friends and/or family.
