The ones I use have it where they cannot except other offers from other buyer while under our LOI.This blocks out other buyers from submitting higher LOI's and having the seller try to jump ship or play you against the other offer to try and get you up on price.If you have the property locked up under LOI for say 3 or 4 weeks then the seller is more willing to negotiate on the PSA during that time and loses leverage. 

We hung out for the day, had dinner together with our two friends and parted ways in the morning when the boat docked.

For getting the boat closer to the dock before we jump, I would say my #1 piece of advice is to budget.

I send the docs in a ledger sized FedEx envelope and include a letter sized return FedEx envelope complete with attached shipping label addressed to my offices for return of the docs. 

Similarly to that ship, on the day of the launch, you can only hope it goes smooth and that rocket doesn't blow up in your face. 3, 2, 1, blast off.

Estimated cost is $20 ea plus a few bucks for shipping. 

Like Yaroslav this local area got to hot for me so I jumped shipped and invest out of state. 

I've fired tons of contractors and a handful of PM's, gotta run a tight ship.

Good early success but you are jumping ship way too early IMO.
