It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I would just add one thing.

Not all but many tankless hot water heaters have freeze protection add ons that you can buy if its installed outdoors or in an uninsulated closet for something like an RV application so I would check with the manufacturers installation manual and see what their recommendations are.For a traditional hot water storage tank the risk of freezing while not 0 if very very low.

Or do I just use a standard real estate contract in my state and add on addendums for the specific type purchase?

Then I add one or two mini-splits with up to 4 vents each to finish off the rest of the rooms. 

Assuming someone went on forbearance with a 3.5 or 4% rate, their loan mod is going to add on all of the missed payments in terms of principal balance, and also shoot their rate up quite a bit. - In short, I think there are going to be a lot of foreclosures in the coming months, years. 

We purchase in bulk and only add one female and one male razor. at $0.50/razor it only adds $1 per reservation in costs. 

All the LLCs would be single member in my case, although I can add on my wife as a member if that is somehow better. 

Now I see and add on marketplace showing fully renovated house with tenant in place.
