I enjoy the idea because I think it would be a broadening experience personally (learning carpentry etc) but also I know I would enjoy the work (as I like to see the fruits of my labor).

I think VM drops will get the "low hanging fruit",  but I wouldn't rely on it.

Home Depot has better quality cabinets for 10/20% more in raw oak, but you have to stain and varnish or paint them.

As for CRM, I just use a spreadsheet in Google Docs, with the raw list in the first tab and the info I need in the second.

The systems I have used do have a pretty easy to use interface that will get you the raw data.

/snarkI know we like to laugh about the image of the lazy contingency lawyer looking for the low hanging fruit but I can guarantee if you, an employee, a contractor or anyone on the property on your behalf directly or indirectly causes serious injury to the tenant, or God really help you, a child, the existence of an LLC owning properties mortgaged to the hilt will delight the attorney looking to take the case.

Maybe I because I still haven't tasted the sweet fruit of investment income..Maybe I need to expend my dreams and goals, since that new shiny kitchen is looking less likely to happen:-). 

It can definitely get complicated when you start talking about flip trusts (very cool when dealing with raw land).
