To me, the main “path of progress” opportunities in Cincinnati are from Mt Adams up to Kenwood (along Montgomery Road) —Walnut Hills East Walnut Hills Evanston NorwoodPleasant Ridge SilvertonDeer ParkAlso improving neighborhoods due to city planning advantages/incentives:Madisonville due to its adjacency to Hyde Park/Oakley, Indian Hill & MariemontOTR & West End

Sac airport is about 30mins north on I-5 of the most southern point in Elk Grove.Both have pros and cons depending on your perspective. 

More large employers, the new CA Northstate Hospital campus (that EG fumbled on), airport access and better access to Downtown.  

The property is adjacent to Arrowhead Towne Center in Phoenix, near shopping, restaurants, transportation corridors, corporate headquarters, three hospitals, sports venues (MLB spring training, State Farm Stadium, others), and snowbird housing from Oct-Mar.

Hi Darius, it completely depends on amenities of the property/complex (pool, work out room, home office support, cooking/entertaining areas, etc), the specific location (adjacent to a park or interstate highway) and the upgrades to the unit itself (lvp vs carpeting, quartz/granite vs laminate counters...)We manage a large multifamily in Sylvania appraised at $250k/unit with 2/2 units and it brings over $1k/mo in rent. 

I now want to start purchasing properties within driving distance of my home in Los Angeles, CABased on research, the Palm Springs adjacent market (Desert Hot Springs, Palm Desert, La Quinta, Coachella, ) look like a good bet based on cost of ownership, Airbnb/VRBO revenue, regulations, and proximity to myself.
