Back then they didn't have the patience or the vision.

It is not.Don't think that it is an easy "side hussle".DO.Do spend a lot of time to determine your exact investment goal (specific, measured, time activated) and include a vision statement of your life in 5 - 10 years. 

It's easy to get tunnel vision when you have a new project going, its exciting, and you're so caught up in the details and making sure everything is going smoothly.

Very inspiring you had a vision and went after it , and it "eventually" paid off.

Just understand that the main reason there is so much demand is terrible long term vision and short term execution on the hospitals' part.

Everyone has a vision for their goals and things they want to achieve, for me I would have to say multi-family is the way i would definitely like to go with the market I'm in; How i am supposed to get there, I'm not 100% positive just yet, but i pick up very quickly so i hope ya'll don't mind if i pick your brains. 

I am already starting to lose that tunnel vision I think we all start out with when we get out on our own, haha.

I want to encourage you to do the work now to crystalize the vision of what you'd like to accomplish through real estate investing.
