Is Grove Park going to be the next Westview?

Question

I am just trying to get some opinions on Grove Park. I know its based off a street by street basis but could Matilda be the next Rogers in Westview in ten years? I know that Atlanta has plans to build a lot of stuff in that area. Any feedback will be appreciated.

I have holdings in GP and other South West/West areas. I don't over think it, I've seen too many areas change around ATL regardless of how long it took. Why should these areas be any different. At the end of the day you never want to look back one day and said "Gee I should have just bought it". So, don't over think it. Just get it and keep getting more. All my uncles have been living down HWY 78 (40 years) back when it was just a two lane road and nothing but trees. Every 5 miles was a sign that said land for sale. All they talk about is how stupid they were not to buy up all the land from 285 to Snellville. Back then they didn't have the patience or the vision. Now they kick themselves every morning. I don't think there's a bad neighborhood anywhere around Atlanta. The only difference is the waiting game in between them and all we got in this world is time. Let me tell you this, I bought a house in Mechanicsville 14 years ago and everyone though I was CRAZY. Sure it took 14 years but look at that area now. From Tuner Field to McDaniel on RDA it's a construction new house war zone of development, and if GSU and Carter development deliver on just half of the rendered drawings they released a few weeks ago for Turner Field no one will ever believe what Mechanicsville used to be or look like when I first went in. So, for my two cents if you have the patience to wait it out on a areas then you can remove part of the equation of catching a neighborhood at the right time (GP vs WV).

I know a few folks over there now, but expecting returns. Atlanta just approved a new sales with the funds going toward transit and decreasing the time frame for projects like the Beltline and Westside Reservoir. Prices are already going up and you can cash flow

Isn't that where the new Westside Reservoir Park is going to be? I think one day that area will be amazing and anyone who buys there early will look like a genius. The problem for me is how far away is "one day"? My gut says it's going to take longer than 10 years. But as long as it cashflows today, I think you'd see huge equity gains once the neighborhood eventually turns.
