You first need to familiarize yourself with the demographics of the area you are buying in, average house sizes, average sales price, median household income etc.

They dont cash flow a ton but long term im confident based on the growing population / median household income growth

I've always used the same criteria- 3x household income, # of residents, pets excluded. 

The only questions are, how BIG (# of households) will this trend be and what specific markets will see the highest in-migration?

You can find it where you normally purchase household cleaning agents or at your local home improvement or hardware store. 

It means a lot to me to start this journey as I grew up in a broke and very non motivated household with no inheritance in the foreseeable future and I want to be the one to change that and build a portfolio to pass down to my kids.
