After listening to a number of the podcasts and reading through posts in the forum its become clear that keeping the condo is not a particularly savvy investment move.We are looking to overcome the emotional attachment of our first home and roll the approximately $125-150k of equity from the condo into a small multi-family in the Southwest.

If the answer is real estate be prepared to put in a lot of sweat equity with long hours (as in any business) and be ready to overcome obstacles on the way.

@Patrick Crotty Hi Patrick, I found this blog to be an interesting read about the various states and which ones have landlord friendly legislation vs. tenant friendly legislation: https://www.rentcafe.com/blog/renting/states-best-...While it's true that here in PA where I live, the laws tend to favor the tenants, I believe that if you have good plan in place and do your due diligence, you will overcome any obstacles.
