Some have a lot of garbage or outdated addresses, while other s are pretty clean.  

So to begin:  Is anybody else tired of the "You can start investing in real estate with 0 down" garbage yet? 

I'm assuming you're going to have the tenant pay for all the utilities since you only included garbage in the costs.
