The college rentals I had I required the parents to qualify and sign to be personally responsible   I also made it clear in the lease agreement I would be performing the repair and the hourly rate I would charge Each year I literally made thousands of dollars collecting money for damages in addition to the rent It really is amazing the damage colleges kids can do   Every time all I hear is tvs cash register ring lolOnly reason I sold was I moved out of state and don’t like dealing with PMs 

Such a LIVELY discuss what investor can resist tossing his hat in this ring...For many of the reasons already stated I would add that when you survey locally and nationally the REAL real estate investors (people who actually own & invest in it daily versus those who simply talk about or teach it) it is those who have a portfolio of rentals property of some sorts that have withstood the test of time.Obviously all markets aren't suited for the buy and hold strategy but with the ease of investing in other markets and countries now, you can't soundly refute the strategy.

When I called TLO it was more like jumping through rings of fire.But if some folks DO have it, it means I have approached them wrong.

You need to take consistent focused action every day, answer the phone when it rings and follow up and follow through.

I would avoid doing deals with any form of SO unless and until you put 2 rings on it.

I basically call everyone back who calls me, but I wouldn't want it ringing to my cell, because that would be really distracting.
