I don't understand.. why people think real estate agents cant do no inspection ,, close on a specific day and quick closings.. most agents have For real buyers in the wings if they are agents that work with investors.. that argument that wholesalers can do it better and quicker and such is just BS total BS.. and most wholealsalers are beginners who cant do it quicker cant close on a certain day and butcher deals left and right.. :)

Not sure if you got this resolved or not, but highly used wood surfaces like a floor or butcher block counters and the like are going to have all kinds of dirt, oils or in this case even wax.

Bathroom, if not hideous 70s colors just regrout and put nice vanity Kitchen, paint cabinets, butcher block top, new handles This list is mostly what I do for rentals and I usually spend well under 10k and they look great.

If you are in a lower rent area, I'd go with laminate (or refinish hardwoods), go with pre-made cabinets from Lowes or Surplus Warehouse, you can do a formica or butcher block countertop and builder grade appliances.

I also flag categories that I know I can cut back on (for example granite countertops to something cheaper like butcher block or composite) in the case that something unforeseen comes up (and it ALWAYS does)!!
