For years I traveled, worked a 60 hour work week in my normal career and did real estate part time.Do as @Frank Wong and @Damaso Bautista suggest.Take 2019 to learn more (podcasts and books) then by year end purchase your first investment.It's worth it to keep the w2 job to have consistent money and loan abilities.

In college, while I was choosing a major, there were several aspects of this career that appealed to me, not the least of which was a six-figure salary and 40-50 hour work week.

However I was thinking, if I focus more on homes without need of extensive rehab - like only needs a fresh coat of paint, minor bathroom work, I can manage it myself over a weekend or a regular work week. 

This has led me down the path of reading various books, such as Rich Dad Poor Dad and 4 Hour Work-Week, as well as listening to various podcasts, such as Your Financial Pharmacist and of course Bigger Pockets.

Before that time, I want to see if a co-worker I'm friendly with with a long, expensive commute would be interested in renting out the house, or a room in the house during the work week.

@Monique O'Dell perhaps not that original but the best mindset books for me were: the Four Hour Work week, Rich Dad Poor Dad, Cashflow Quadrant, Set for Life by Scott Trench and more specifically real estate: How to Invest in Real Estate by Brandon and Josh is great.
