For years I traveled, worked a 60 hour work week in my normal career and did real estate part time.Do as @Frank Wong and @Damaso Bautista suggest.Take 2019 to learn more (podcasts and books) then by year end purchase your first investment.It's worth it to keep the w2 job to have consistent money and loan abilities.

@Monique O'Dell perhaps not that original but the best mindset books for me were: the Four Hour Work week, Rich Dad Poor Dad, Cashflow Quadrant, Set for Life by Scott Trench and more specifically real estate: How to Invest in Real Estate by Brandon and Josh is great.
