Lease for renting to a co-worker Monday-Thursday month to month

My parents are cleaning up the house of my deceased grandparents and planning to put it on the market soon. Before that time, I want to see if a co-worker I'm friendly with with a long, expensive commute would be interested in renting out the house, or a room in the house during the work week. My parents said they might consider it if I draft a good lease. What should be included in such a lease? My main concerns are that a lot of my grandparents possessions are still in the house, potential property damage and the water bill. I asked if this was a good idea in the BiggerPockets facebook group and almost everyone seemed to think so.
