Kendell Nunez if you want to learn the ropes I recommend you to partner up with another investor or invest on someone's project and you will learn hand on training very well.In our market NJ and the surrounding areas you won't get too many volunteers to help out a beginner unless they are getting a high return out of it.Other markets are different and easier but not this one.

Sorry, after 18yrs I find that those playing the 'I can out negotiate you' game are difficult later, so if I don't volunteer pay, I don't have problems.I know that seems harsh to a tenant, but everything we do sets perception of who we are.

It is, unfortunately, assumed that those who serve on the HOA board are on a power trip of some sorts (and I'm not a retiree), but that is very frustrating to those of us who volunteer on the HOA board in order to keep the community well maintained.

@Dan C. thank you for the input and I'll take your advice I'll simply sell the idea @Jeff Rabinowitz as always your information is always spot on , I'll probley volunteer my own time to save on cost @Scott Weaner once I complete the repairs and rehab on the right side I'm sure I'll ask for more rent for the updated unit  and I'll O/o but I'll flirt with the idea once repairs are completed
