newbie landlord : duplex idea

greetings bp

So I bought a duplex in November I've given one tenant notice to vacate and I'll keep the other tenant  which is the right side . The right side has some issues that need imimadte attention , my idea is to ask my ride side tenants to move into the left side so I can rehab the worst side first . 

Right side lease is up at the end of February should I want till the lease ends for the right side to ask them to move to the left side , or should I just talk to them to if that would be cool with them ? 

Also please advise me of any other pit falls
