Also, if you form an LLC to hold the property, you will need a designated agent(attorney) in that state. 

When I see newer people expecting to find full cash out deals from out of state sourced from a wholesaler or agent I know they are setting themselves up to fail 99.5% of the time.

I know a great agent in the area who helped my friend buy in Ogden and did a great job negotiating.

He determined the price and terms for the property, and according to the agents involved, he consulted with accountants and attorneys before signing the contract.

Its normally fee service providers who are the greatest advocates of the program, whether it be agents, PM's, coaches/gurus. 

I don't want to step on any toes, but if you're not working with an agent, I'd be happy to help you, but even if you are,  I'd be happy to talk with you about the Redding area and answer any questions you might have, etc.

Looking for in country contacts banks, agents, contractors, recommended areas, etc to prep for a productive visit.  

I'd done some reading in the past and thought a few of the main Canadian banks had such specialty trust divisions that could help you with plan setup.As for finding investments, networking with other investors, real estate agents, etc. is the way to go.Brian, from what I've heard is that CAN banks  make it extremely difficult to setup.
