Pros - they may appreciate your resourcefulness and be intrigued by your willingness to think outside the box, or they MAY not realize how hard to find they are with respect to those properties, or you just might catch them at right time - they've been thinking about unloading the properties for a while and you've given them a viable exit no matter how annoyed they are about where you reached out to them I'm not aware of any rules/laws prohibiting you from doing so, maybe somebody else can speak to that if there are some restrictions you should be aware of.

After about 5 years we unloaded it, since then we sold everything in Richmond and went to other cities with much more growth.If I would go back to Richmond, I would stick to the museum district and anything west of it following broad st till about the children's museum.

Look at what you could become 2, 3, 5 years from now. 5 years from now, you'll have a hard time unloading these 30k properties.

The cost to replace will depend on whether those are still structurally sound enough to sister in new joists ( basic labor job plus lumber ) or if they are crumbling and need to be removed to be replaced ( major job, skilled labor, temporary supports, remove and replace ).

For example, none of the people I use or know use Lowes/HD for lumber unless they just need one piece in a hurry, because you end up spending hours picking through poor lumber cuts to get serviceable material.

My fiance is a doctor there and it's definitely past time to shorten the distance between us, and of course I'm looking forward to this next step in building our lives together.HERE'S THE RUB: I just recently became licensed in CA (it's been a plan of mine as I want to invest in more RE) and because 1- I need to sell my primary residence in lieu of moving to Detroit, and 2- my parents are looking to unload a few of their rental properties starting this April, so I may as well make some easy money being their listing agent.As there are a lot of moving parts, it can seem a bit daunting: My tenants' leases will end in May so I can have time to clear everything out, move my things to Detroit, and get the house up to market.I will have to find the best way to step away from my FT job here (as they don't operate in MI) and I've started researching jobs in Detroit****The main complication about the job hunt is: I want to find something that of course will provide a stable income as I acclimate to the new life in Detroit but I also want to have enough time carved out to start finding flips and rentals AS WELL AS facilitate the selling of my parents' rentals back in CA (which is one of the reasons I got licensed remember).
