Excited to get this underway and really start my investing career!

One thing I still have yet to figure out is, how do I invest and stay on top of things while out in the middle of the ocean (underway, deployment)?

I'll state a bunch of facts and then ask my questions:-  Tenant lives on the 2nd floor of a 3 floor house that is a legal duplex-  My father occupies the 3rd-floor space of the duplex, which is basically an efficiency-  The electricity for the 2nd and 3rd floor are on the same meter-  After moving in, the tenant could not put electricity in her own name due to credit issues-  I setup the electric account in my name and added to the lease that the tenant is responsible for anything over 50.00, which my           father  pays as part of the electric and is more than his fair share of the bill-  The tenant lied on her rental application about having an eviction, which I did not know was underway when she moved in. 

Phase 1 of our plan (construction of gas station) is underway, phase 2 involves the construction of the freestanding 4,050 sq ft. building that will house 3 total storefronts.

The day I moved to Denver a Trader Joe's opened up in the neighborhood and several large developments were finally underway and when I sold a year later (so owned for 3 years--lived in for 2 and rented for 1) I netted $50k.

But I have another major reno underway and don't want this one off the market for months also.

I'm using virtual assistants from Upwork to help me with my bookkeeping and property research, and using this fantastic BP site makes it easy to connect with agents/property managers/contractors on the ground where I'm buying.I'm only just getting my first purchases underway now, so I don't know how much tax I have to pay.

I also think there will be upside appreciation in years to come with the new 'Fuel Cell Project' that is underway.
