Tiny kitchens and bedrooms, narrow hallways and ladder-steep stairs are also common in older homes and can be bad. 

There are a few that make those high crime areas work as investors but what I have seen over the years it is a very tiny percentage.

I hesitate to suggest that method and would be a bit more amicable with you being less leveraged on less positions(quantity of houses) in favorable locations(high quality areas).
