Now if you know the steps before this, building rapport, the upfront agreement to avoid the me think it over, discovering the motivation of the seller, and decreasing the asking price, this “what if step” is just a trial close, and unless you really haven’t done a good job with the 4 steps before, if this should be very easy, should be an easy close.

The CFPB’s Mortgage Servicing Rules require that within five days of a request by the borrower the servicer must be able to retrieve the following documents and data on each mortgage loan serviced:  Transactions credited or debited to the loan account, including escrow and suspense;  Security instrument;  Notes created by servicing personnel;  Data fields created by servicers systems; and  Copies of information provided by the borrowers to the servicer.

It is something that takes a lot of time and effort through content creation and good SEO practices.With that being said, in the long run you would probably see the best results using a custom template/ theme.

We can lay out an infinite number of hypothetical examples and what you could do, but the common theme is that you should try to understand what the seller wants out of the situation and find a way to fulfill that need.

Listen to every podcast that deals with wholesaling and you'll hear a theme - it usually takes many months, perhaps a year, and multiple mailings to the same addresses to snare that first deal.
