A residential loan can only be made to people, not a business.You could have a agreement in place stipulating the responsibilities of the partners and not have it be a LLC though.

Does anyone foresee any issues if I stay in my current place until the end of May and move into the new place after that.I plan to take out a 203K loan and fix the place up so it's unlikely i will be done by June anyway.My agent seems to think that the owner occupier requirement also implies that you need the place; i,e don't already own a house but i can't find any such stipulation anywhere on the FM website.Any thoughts?

across clients i see a growing trend here in socal to post 3 days notice to pay or quit as early as the day after the rent is due, which is likely due to the currently crashing economy as well as since california law stipulates that the Notice cannot reflect any late fees, it makes sense to do just that from now on to start the ball (3 days rolling) towards UD.

Per the lease if it stipulates the landlord has a right to enter the premises with proper notice to perform an inspection of the unit then it's valid.A tenant with a lease cannot keep denying a landlord entry into the property for inspection.

I was thinking of accepting the offer with stipulations that if the home doesn't sell by X that the builder pays me out at a pre determined amount and takes full ownership thus giving up my % of profit (but I would still collect my wholesale fee).

He explains it is the portion I (buyer) must pay at closing to him (Buyer RE agent) and it is stipulated up front in the Agent MLS sheet that only the RE agents can see, this is, he is NOT allowed to show it to me which doesn't make sense to me as things must be transparent.
