I don't have much to add with regards to your question but as a Houston investor (multifamily, but a half dozen or so single family sprinkled about from my early days), I can give Houston two thumbs up in terms of being a good place to invest. 

@Mason Traylor Like many people have cited above, Franklinton is divided, there's no opportunity east of the 315, that area is mostly industrial with some single family sprinkled in here and there.

Interesting enough there are a ton of older mobile homes sprinkled throughout the city, and in particular in the high growth/redevelopment area I'm pretty excited about.

Just sprinkle the soda everywhere and then spray hot water on top of it, let it sit about 10 minutes or so and then start wiping.

Those groups are full of every one who is “crushing it” and typically with several who have something to sell to you sprinkled in.

All of our clients are based in the Henderson area with a few sprinkled throughout Las Vegas and North Las Vegas. 

East side of town has mostly smaller and older homes (early 20th century), with some newer construction sprinkled in.
