The whole place was repainted including the white ceiling.

Right now she has a lot decluttering to do, and I recommended possibly an interior repainting as well.

Did a lot of interior renos (bathrooms, kitchen, repaint, fixtures, flooring) and added a bedroom.

The more accurate way would be to estimate how many service calls your property will need each year(i average 1 per year per unit) and the cost to repaint between tenant turnovers.

Hopefully the security deposit covered most of the damage (at least it’s a pretty cheap make ready. that’s really not a lot more than a simple repaint or recarpet  could run.) it’s mostly the missed rent and vacancy that’s a real killer. 

I made some routine repairs finished the basement, cleaned up the lot and repainted the whole house.

In terms of TV mounts, I recommend the previous advice about making your wishes clearly known to your tenants about you require that they coordinate the installation through your handyman or a trusted professional handyman, and they will leave the mount and all its pieces upon departure or properly patch the spots (usually requires repainting the whole wall).

Enough light to where I wonder if it’s just inviting my soon to be tenant to drill shoddy holes all over my just repainted walls and trim to put up curtains? 

The floors are in good condition and so are a lot of cabinets that can just be repainted.

Cosmetic upgrades throughout the house from electrical work, repainting the entire house, remodeling master and second bathroom and landscaping.
