Investment Info:

Single-family residence buy & hold investment in Bellbrook.

Purchase price: $300,000
Cash invested: $30,000

3 Bed, 2 bath single family house that is very close to the only elementary school in the town. First home purchase. Parent's are tenants :)

What made you interested in investing in this type of deal?

Parents were just going to move into an apartment, so I bought a house for them to rent from.

How did you find this deal and how did you negotiate it?

Found it on Redfin, parents walked through it, placed an offer and seller accepted.

How did you finance this deal?

I put 10% down and it's loaned as a second home, even though I don't own a primary residence!

How did you add value to the deal?

Cosmetic upgrades throughout the house from electrical work, repainting the entire house, remodeling master and second bathroom and landscaping.
