Neither is taking on new landlord policies in Texas or Colorado (where my property located).  

Or I do like the suggestion above of a co-work meeting space, assuming it is a bigger urban area that would be a solid potential income stream. 

Mainly, prospecting - aka speaking with potential buyers and sellers.I would also recommend calling everyone you know (Neighbors, family, friends, co-workers, etc.) to let them know you're in RE... don't say its a side-hustle... don't say you're 'trying it out'... don't say its only a P-T thing...

The skiing pales in comparison to Colorado or the Sierra Nevada of course, but I still thought it was pretty great as a kid growing up in the midwest 😃

Their targeted CoC is only 3% which is pretty much it for Class A/B property in Denver,CO.

I'm heavily involved in the co-living side of things in the Atlanta market and work a ton with Padsplit.Off the top, nice family oriented neighborhoods are typically a no-go for rent by the room and even more of a no-go if it's in an HOA.Please feel free to shoot me the property address in the DMs and would be happy to provide some feedback!
