You want to build up the reserves for when you do need that new roof/appliances down the line and you can't be sure you won't get a bad tenant in that trashes the place so better to start saving that.Ohh another Tip on the duplex design that I got from a member.. in your design have the entry doors for each side as far from each other as you can.

Never used that rules nor any rules set by the gurus and somehow build up a portfolio that allowed my to exit the corporate world.I find those rules are an obstacles for my clients and slow them down from achieving their dreams.Its better to come up with your own rules based on your personal goals & strategy.
