Deyon,If this is going to be your first deal, I would shy away from fire damaged or mold infested properties, unless you are an expert in those areas.

I also insist that the house was turned in to the renter free and clear of any infestation and if the renter keep the place clean, it will mitigate the problem.

We also will do toliet seats, blinds, caulk tubs, replace sinks, repair any leaks, and remove bug infestations.

It wasn't lived in for 5 years and was a huge mess and infested with mice, squirrels and roaches.

They typically charge $65-$85 a quarter for a yearly contract, or you can invest in the product and a garden sprayer for about less than $50 (if you don't have a severe infestation). 

Sure you will have multiple tenants vacate and possibly trash the house, the HVAC need replacing, the roof start leaking, toilet or water heater supply hose burst and flood the house, termites infest and swam the house, lightning hit the tree next to the house and blow out windows, neighbor burn down your fence, tree fall on your house, the bank close your line of credit for no apparent reason,  insurance company you have used for years drop all your policies at once without ever having filed a claim.
