I am buying a building and one unit is horribly under market.The unit in question is on Month to Month.

Yes, I was hoping for owner financing because the wife inherited the property because the husband died and was a horrible landlord.  

When I told everyone that I would be able to get more in rent, no one believed me and said I was making a horrible mistake.Flash forward to now, we kicked the first floor out, renovated that and turned it into our unit. 

(many wait till vacancy to start this process...HORRIBLE)What software do you use?

THis appraisal is low - the comps were horrible, the selling agent just didnt fight it or help the seller in any way, and we simply 'waited' till timing was critical for the seller.

Once you pay their entry fee of thousands, to gain all their "knowledge" and "contacts" you find out all the deals they have are horrible deals you could have found yourself on zillow and the contacts ie contractors and vendors again are just a quick list of people you could have found yourself with a quick google search. 

So I struggle between getting a property that isn't a horrible deal and in my price range, and wanting to negotiate it down without offending my PM.

Her marketing skills are horrible...lol

With that being said, it wasn't a horrible deal.
