It will just depend on how much work and cost you want to endure to improve the cashflow.

I am married and have 3 daughters, so it was hard to be gone all the time but it was a sacrifice I endured to get out of the rat race and eventually have more time with my family down the road.

Hey @Jack Tinker I wasn't yet investing at that point, but in order to protect your assets, make sure you only buy properties that produce positive monthly cash flow net of budgeting for maintenance, vacancy, repairs, etc.It'll allow you to endure almost any market cycles.

@Mark Tabah I'm sorry you're enduring this needless vacancy, but I have to ask - is a management agreement not required to be in place for this PM to do the work you are expecting?
