LOL as I glance over at my muted tv...its just distracting me from BP

I've had a long time passion for all things RE related and now have the financial means to leave my full time role "working for the man" and use all of that energy and RE aspirations to focus on this full time, without any distraction from a 9-5 day job.

A seam that big, even done well, might really distract from the cleanness of everything.

@Bridger L Logan was the only possible reason you shouldn’t would be if it’s in a neighborhood you’re worried about getting shot in, if you don’t have adequate reserves for vacancy and repairs, or if your time is so valuable that managing it would distract you from higher dollar per hour work.

You might want to look into investors like Michael Blank or Sterling White who, as I understand it, aimed for multi family syndications from the beginning, and in so doing developed their essential skill set early on, instead of getting distracted with the day to day of smaller properties.

Don't let others distract you.

Your office can be in your home as long as there are too many distractions.  

You can put a copy of that letter in with your offers and get the seller a comfort factor that you can close the deal.Another thing you might want to do is to locate your office somewhere that is convenient for you and have minimal distractions.
